Forgetting the Flood?: An Analysis of the Flood Risk Discount over Time
نویسندگان
چکیده
We examine whether property price differentials reflecting flood risk increase following a large flood event, and whether this change is temporary or permanent. We use single-family residential property sales in Dougherty County, Georgia, between 1985 and 2004 in a difference-in-differences spatial hedonic model framework. After the 1994 “flood of the century,” prices of properties in the 100year floodplain fell significantly. This effect was, however, short-lived. In spatial hedonic models that explicitly incorporate both linear and nonlinear temporal flood-zone effects, we show that the flood risk discount disappeared between four and nine years after the flood, depending upon the specification. Push-over analysis of concrete gravity dams due to flood inflow
This study numerically predicts the failure scenario of a cracked concrete gravity dam through a push-over nonlinear analysis. The mixed-mode Linear Elastic Fracture Mechanics (LEFM) was employed using the extended finite element method (XFEM). The dam base was considered to be fully fixed without any foundation effects. The hydrostatic pressure on the dam's upstream face was increased incremen...

Extended abstract 1- Introduction Floods are one of the natural events that cause human casualties and damage to buildings, facilities, gardens, fields, and natural resources every year. Urbanization disturbs the balance of slopes through indirect intrusion within watersheds, kills vegetation, soil compaction, and changes in the profile of waterways, increases the severity of floods, and incr...
متن کاملFlood Forecasting Using Artificial Neural Networks: an Application of Multi-Model Data Fusion technique
Floods are among the natural disasters that cause human hardship and economic loss. Establishing a viable flood forecasting and warning system for communities at risk can mitigate these adverse effects. However, establishing an accurate flood forecasting system is still challenging due to the lack of knowledge about the effective variables in forecasting. The present study has indicated that th...
